San Miguel de Allende, recently crowned by Travel + Leisure as the best city in the world, presents an alluring combination of rich cultural history, global food influence, and undeniable beauty. A top travel destination for many, this central Mexican city has also become appealing to buyers seeking global community and a vibrant lifestyle. To learn more, our team sat down with Juan Diaz Rivera, Managing Partner of The Agency San Miguel, who shared more about the trends shaping today's market and how it has evolved in the city over the past few years.

What's driving buyer interest in San Miguel de Allende right now?

San Miguel offers a combination that is very difficult to replicate: extraordinary architecture, a rich cultural life, an international community, and a distinctly Mexican identity. Buyers are looking for a place where they can build a rewarding daily life, whether that means relocating, spending part of the year here, or owning a second home.

Having worked across luxury real estate and hospitality, I understand the importance of that complete experience. A beautiful property gets someone's attention, yet the lifestyle surrounding it is what makes them commit.

How has interest from international buyers changed in recent years? Where are most of them coming from?

The United States remains the principal international source market, with Canadians and other nationalities also participating. What interests me is the broader range of people considering San Miguel, moving from mainly retirement interests to buyers who seek a second home, greater flexibility, or the ability to spend meaningful time here while remaining professionally active. That broadens the city's appeal across different stages of life. San Miguel has the cultural depth and community to support that.

How has San Miguel de Allende's market evolved over the past few years, and what changes stand out most to you?

The market offers buyers more choice, and that makes discipline essential. Sellers have to understand where their property stands against the competition, and buyers have the opportunity to evaluate location, condition, and price more carefully. A compelling home with the right pricing strategy can still perform well, while an ambitious asking price needs evidence behind it.

My approach is straightforward: understand the asset, understand the competition, and make decisions based on actual transactions. San Miguel's appeal is enduring; each property still has to justify its position in the market.

Which neighborhoods or areas should buyers have on their radar? What makes each unique?

I would start with how someone wants to live. Centro offers historic architecture and immediate access to restaurants, galleries, and the city's cultural life. Guadiana offers a more residential atmosphere close to town. San Antonio has a strong neighborhood identity and a varied mix of homes. For buyers who prioritize views and privacy, Balcones deserves serious consideration.

Beyond the urban core, golf communities and vineyard properties offer a different relationship with space and the landscape. The right choice comes from matching the location to someone's daily priorities.

What should someone unfamiliar with San Miguel de Allende know before considering a purchase here?

Spend enough time here to understand your everyday routine. Walk the neighborhood, experience it at different hours, and consider the hills, traffic, parking, and access to the places you will actually use. Two homes a few blocks apart can offer very different living experiences.

Then bring that same discipline to the purchase: work with experienced local representation and qualified legal professionals, inspect the property, and understand the full costs of ownership. My advice is simple: choose a home you love, and make sure the practical details support that decision.

What architectural styles or design elements define homes in San Miguel de Allende? And are you seeing any shifts in buyer preferences?

San Miguel's architectural identity comes through in its courtyards, stonework, arches, wooden beams, ironwork, and the craftsmanship that gives each home its personality. The relationship between indoor and outdoor spaces is especially important: a terrace or courtyard often becomes the center of daily life.

The opportunity most are seeking is combining that character with the way people want to live—with generous natural light, comfortable layouts, well-designed kitchens, and practical spaces for work and guests. From a development perspective, that balance is critical. The strongest homes preserve a sense of place while making everyday living feel effortless.
